Renting is not throwing money away, and I say that as somebody who spent eight years feeling ashamed about it. You are buying the ability to leave.

It became much less true once tenancies got short and insecure. The optionality is only worth something if you are the one choosing to use it.
Depends how long you stay. Under about five years renting usually wins on the numbers alone. Over fifteen it is not close.
